HIPs to cover three bedroom homes

The controversial Home Information Packs, also known as HIPs, will now be covering the sale of three bedroom homes as well as larger properties. The government recently announced that they are rolling out HIPs to cover the sale of three bedroom homes and will continue to roll out the scheme until it eventually covers the sale of all homes. Many argue that these Home Information Packs prove too costly to the seller, but officials state that they provide an effective tool for the buyer.
Since their launch earlier this year, HIPs have covered the sale of homes with four or more bedrooms. It was decided to stagger the launch depending on property size because there were not enough trained assessors for the packs to be used in the sale of all properties right away. A range of information will be provided in the HIPs including property deeds and information on energy for the home.
The government’s plans was always to expand on the homes that would be covered by HIPs as more and more assessors were trained up, and this is what appears to be happening now, as three bedroom homes now require Home Information Packs when being sold. The packs are designed to save the buyer time and money when purchasing a property, but they can cost the seller both time and money.
One government official stated: ‘We are now ready to start rolling out Hips and EPCs to the next part of the market as promised, and improve the home buying and selling process which currently is not working for consumers or the environment.’
