Increasing the value of your home
January 2, 2008
Your home is one of the most important purchases you will every make, and for most people is one of the largest investments they will ever make. This is why most homeowners are keen to keep their homes in good condition and adding to the value of their properties in order to make this major investment work for them. Property prices in the UK have rocketed over recent years, and those that purchased property when prices were lower have seen their investment value go through the roof.
Over recent weeks there has been talk of property prices falling in the coming months, although a major price crash is not expected. However, you can still enjoy increasing the value of your property further by carrying out certain home improvements. Homeowners with some level of equity in their homes can usually get a good deal on finance in the form of a homeowner loan, which can be used to fund home improvements. These loans are affordable because interest rates are competitive and they offer lengthy repayments periods, which means that you can keep your monthly repayments down. They are also secured against your home, which means that you can enjoy greater borrowing power, which is often necessary if you want to carry out expensive home improvements.
Although you have to pay quite a lot of money for high quality home improvements it is definitely worth it. This is for two reasons. Firstly, you will get to enjoy the luxury, comfort, and practical benefits of your home improvements whilst you are living in your home. With high quality workmanship your home will look great as well as enabling you to enjoy comfort. More importantly, when you carry out certain home improvements that are of a high standard you can really increase the value of your home, in some cases recouping some or all of the cost of your loan.
There are certain home improvements that can add to the value of your home, although it is important to remember that the workmanship does need to be of a high standard – shoddy workmanship could actually end up reducing the value of your home or making it extremely difficult to sell. Adding extra space to your home can really bump up the value, and this can mean adding to your existing home in the form of an extension or a conservatory or it could mean converting unused space, such as a loft or disused room, to make it habitable and usable.
There are also other popular improvements that you can make to your home that could improve the value of the property. Some of these include a refitted kitchen or bathroom, replacement windows such as double glazing, and improved heating such as central heating. All of these can make your home more practical, more attractive, and more comfortable, whilst adding to the value and the saleability of the property.
